VILLAS IN ITALY - TERMS & CONDITIONS
RENTAL
Bookings are made on behalf of the owner of the property
at the prices stated in the price-list. These prices
are based on market conditions applicable at the time
of booking.
PAYMENTS
- RENTAL VOUCHER
As soon as reservation is confirmed, a deposit of 50%
must be received in order to consider the reservation
definite.
The payment of the balance must take place at least
60 days before the start of the rental period; unless
otherwise stated within Villas in Italy website at the
specific villa description inside "Property Info"
under Charges. For bookings made less than 60 days prior
to the start of the rental period the full amount must
be paid.
MINIMUM
RENTAL PERIOD - PRICES
The minimum rental period is generally one week during
High Season, from Saturday to Saturday. For the rest
of the year when indicated in the price-list, rental
can be for a minimum of 3 days. The rental prices are
per each accommodation and per week and are sub-divided
according to the rental seasons as shown in the price-list.
INSURANCE
It is strongly suggested that travel insurance is purchased
for protection against illness, death or otherwise including
coverage in case of trip cancellations. Villas in Italy
is not responsible for injury loss or damage to persons
while on vacation and/or at the rented property.
ARRIVAL
AND DEPARTURE
Unless otherwise indicated in the description of the
property, the arrival/departure must take place as follows:
arrival: Saturday between 4 p.m. and 7p.m. Departure:
Saturday between 8 a.m. and 10 a.m. Each change to the
arrival date and arrival time must be advised to Villas
in Italy and be approved by Villas in Italy at least
3 days in advance. In case of unavoidable delay on the
Saturday of arrival, the client must call VILLAS IN
ITALY Customer Service between 4 p.m. and 8 p.m. The
telephone numbers are specified on the voucher given
to you by us or by our representative agencies.
In cases in which the check-out from the property is
not possible at the time of departure (i.e.: departure
during the night), the owner/representative has the
right to obtain a copy of the client's credit card to
be returned to the client by post once the house has
been inspected. In case of a damage, the owner is obliged
to inform both the client and Villas in Italy of the
exact amount that will be charged and details of the
damage.
UPON
ARRIVAL
On arrival the holiday-maker must present his voucher
as well as his passport or identity card to the owner
or his representative to enable them to proceed with
their registration in accordance with Italian legal
requirements.
SECURITY
DEPOSIT
When the keys are handed over to the client, the security
deposit must be paid, in cash and in EURO to the owner
or his representative, as stipulated with Villas in
Italy. Such amount will be refunded (unless otherwise
stated inside the website at the specific villa description
inside "Property Info") at the end of the
holiday less any deduction made for damage caused to
the property or for any additional costs that were not
included in the rental price. THE OWNER OR HIS REPRESENTATIVE
CAN REFUSE ACCESS TO THE PROPERTY IF THE SECURITY DEPOSIT
IS NOT HANDED OVER. Should the client decide to leave
the property prematurely the owner or his representative
is authorized to refund the deposit to the holiday-maker
by post (less any deductions for damages or any additional
expenses) and only after having checked the inventory
and the property in question. Villas in Italy declines
all responsibility in the event of a dispute between
the client and the owner regarding the deposit.
NUMBER
OF PERSONS - PETS
Only those persons whose name appears on the Booking
Form and whose presence has been registered with the
authorities may use the property. The number of persons
(adults and children) must not exceed the number of
sleeping places indicated in the price list except in
the case of infants (less than 2 years old) provided
that the client brings a travel cot and its relevant
bed-linen. Any other exceptions are stated in the price-list.
The holiday-maker is obliged to advise Villas in Italy
at the time of booking if he is bringing any pets with
him and he should communicate numbers and size. Pets
will be admitted in those properties where they are
accepted.
REMARKS
EXTERNAL MAINTENANCE
The owner or his representative reserve the right to
have free access to the property for essential maintenance
purposes (garden, swimming-pool, etc...).
BUGS/INSECTS
Most of the villas are situated in the countryside.
For this reason you might find yourself sharing some
space with bugs/insects. Villas in Italy is not responsible
for any consequential as VII cannot avoid them from
interfering and disclaims any complains.
FACILITIES
Italian washing machines wash really, really,
really well, that's why one load takes 2 hours! What
you will have a hard time finding is a dryer. In Italy,
fresh air is the only way to go. If you don't have a
drying rack in your room, ask the caretaker where you
can hang your laundry.
Linens are also on a weekly schedule rotation. Like
the towels, you can wash them and let the sun dry them
should you wish to launder mid rotation. If you have
guests and linens have to be changed too often, there
might be a per-change fee charged. If you plan on having
guests, talk with the renter and discuss what, if any,
extras fees are applicable for both towels and linens.
CANCELLATION CHARGES
Unless otherwise stated in the specific villa description
of VII website, these are the cancellation charges that
will apply:
* 35% of the total rental cost is non refundable once
booking is confirmed
* 90 to 60 days prior to arrival 50% of the total stay.
* 59 to 0 days prior to arrival 100% of the total stay.
The above does not apply to the following properties.

la Sirentetta, Villa Maestosa, Villa del Cavaliere,
Villa Rotonda, Villa Tosca.
RESPONSIBILITY
Villas in Italy has visited and checked each property.
The descriptions appearing in our collection are accurate
and have been prepared in good faith. Villas in Italy,
however, declines all responsibility for any modifications
made by the owners without its knowledge. In the event
of any problems, the client undertakes to do his best
to resolve or minimise them in order to avoid any complaints
that could result. If the client is unable to do this,
he must immediately get in touch with Villas in Italy
by telephone on the Saturday evening of his arrival
(open from 4 p.m. to 8 p.m. local time) or by no later
than the following Monday confirming his complaint.
The telephone numbers are specified on the voucher given
to you by us or by our representative agencies.
The client is obliged to give Villas in Italy the time
necessary to resolve the problem. Should there be no
complaint supplied and without an explicit authorization
by Villas in Italy, the client who leaves their accommodation
prematurely forfeit their rights for a refund of the
rental price, unless there is a legal right for them
to have cancelled. Complaints received at the end of
the stay will not be taken into consideration and no
refunds will be given.
If, for any reason beyond its control including force
majored, Villas in Italy has to cancel the booking made
by the client, Villas in Italy, in agreement with the
client will offer him/her another property of equivalent
standard, provided that Villas in Italy is able to provide
this solution. If the price of the alternative property
is less, the difference will be reimbursed to the client
by Villas in Italy.
In the event that an agreement cannot be reached, both
parties can retract from the contract. Villas in Italy
will reimburse the client for the cost received for
the rental period and any other reimbursements are excluded.
Important information for all clients:
The properties that we offer are not official tourist
structures, such as hotels, residences, etc. but private
houses. Being such, they do not have standards or categories
that are internationally recognised, indeed they reflect,
in their architecture and furnishings, the local traditions
and the personal taste of the owner.
Villas in Italy offers the chance to participate in
the culture of the area chosen, living for a few weeks
in the same surroundings as a local would. In order
to live this experience in the right spirit, it is important
not only that the client accepts but also that he will
be able to appreciate the differences in the properties
Villas in Italy is proposing in comparison with those
where he normally lives. Villas in Italy has carefully
chosen such properties using a minimum and maximum quality
range within which it believes that any European and
indeed a citizen of the world can find total satisfaction.
Villas in Italy cannot however exclude the possibility
that these differences can sometimes result in minor
inconveniences - due to the special nature of its architecture
and of traditions in the area - but which cannot be
accepted as complaints.
PROPERTY
OWNER’S DISCLAIMER
The property owner does not accept any liability for
any loss, damage, or additional expenses incurred by
the client or any member of the injury, death, loss,
inconvenience or damage, alteration, delay or cancellation
of the booking as a result of war, threat of war, riot
or civil strife, terrorist activity (threatened or actual),
natural disaster, fire, sickness, weather conditions,
action at an airport or port by any government or public
authority, technical problems relating to transport
and airport regulations caused by technical, mechanical
or electrical breakdowns or with the client's accommodation
or other circumstances as amounting to "force majors"
or Acts of God or other similar events beyond the property
owner's control.
